What should a landlord do after a tenant dies in a rental property?
First confirm that emergency responders and investigating authorities have released the property. Then restrict unnecessary access, protect the deceased person's privacy, identify who has authority to make decisions and arrange specialty assessment before ordinary turnover cleaning.
Why not send a normal cleaning crew first?
If blood, bodily fluids or decomposition are present, contamination may extend into porous or concealed materials. Ordinary turnover cleaning is not designed to determine the full affected area.
What should be documented?
Document only what is reasonably necessary for property management, insurance and remediation. Avoid unnecessary sharing of sensitive images or details. Preserve invoices, scopes and carrier communications.
